Pricing reports for listing agents

Win the pricing conversation.

Help sellers understand the price, not just see the number.

Build the recommendation, present your reasoning, and share a polished online report your seller can revisit anytime.

Check MLS availability

Built on your MLS data, with every adjustment in plain view.

A Kompmodo report for 1234 Meadow Creek Dr, Fort Collins, opened into its five layers: the subject property, three comparable sales, the adjustments made to each, the market context, and a pricing recommendation of $785,000 within a range of $772,000 to $798,000.

The pricing conversation

Pricing a home is one thing. Getting the seller to believe in the price is another.

Sellers don’t need more data. They need to follow your reasoning: why these homes, how each one compares to theirs, and how it all adds up to the price you recommend.

Kompmodo turns the same comps into a story they can follow, with every sale adjusted to their home and every step in plain view.

The same three sales: a dense CMA sheet, and the Kompmodo report that explains them.

What sellers usually get

Working out what the numbers mean is left to the seller.

Questions

What agents ask before they start

Kompmodo launched in 2022 in Northern Colorado. Its adjustments came from MLS data and local appraiser expertise, and agents hand-picked up to four comps for each report. This version keeps that agent-first approach and rebuilds what’s underneath it:

  • Adjustments now come straight from the market. Instead of being set by hand for one region, every value is calculated from actual closed sales in your submarket and kept current as the market moves. (See “How do adjustments work?”)
  • More comps, and a smarter starting point. You can now use up to six comps, and you can let our AI suggest them. (See “How does auto comp selection work?”)
  • Beyond Northern Colorado. Kompmodo now runs on MLS data in a growing list of markets.

What hasn’t changed is that you stay in control. Every comp and every adjustment is still yours to change.

Listing data comes from your MLS: the same sold and active listings you already search. Kompmodo pulls your subject property and comparables from that feed, and you can correct or add details in the report yourself.

Kompmodo is available for IRES, and elevateMLS is coming soon. Don’t see your MLS? Use the check above and tell us where you work.

Every comparable shows its adjustments line by line: each way it differs from your subject, and the dollar amount applied for that difference. Every amount is visible and editable. Change one, and the totals update automatically.

Our adjustment values come from statistical analysis of thousands of closed sales in each market. They reflect your specific submarket, not just the broader region, and they’re refreshed regularly as the market moves. Think of them as a strong baseline you can refine with your own local knowledge.

You can pick your own comps (up to six) or let Kompmodo suggest them. Our AI comp selection was trained on years of real agent selections, using only reports where the price closely matched the eventual sale. In effect, it learned from agents’ best calls. You can accept the suggestions as they are, swap any of them out, or add your own.

Yes. The recommendation is yours. Kompmodo calculates a range from the adjustments, and you decide what to present and what to tell your seller.

No. Kompmodo does the arithmetic and lays out the reasoning. Local knowledge, condition, and the conversation with your seller stay with you.

Yes. You share the report as an online link, and it opens in a browser on a phone, tablet, or computer.

Yes. Any report can also be printed or saved as a PDF to send along or bring to the meeting. The online report is the main version; the PDF is there for when you want paper.

Kompmodo handles pulling the data and doing the arithmetic. Your time goes where it should: choosing comparables and reviewing adjustments. That varies by property, so we won’t promise a number.

Pricing is per MLS, from $50 a month or $500 a year.

Yes. Teams and brokerages can bring Kompmodo to their agents so everyone builds and presents pricing the same way. See how brokerages use Kompmodo.
